How to prepare your home to Sell with confidence

Three Phases to Home Staging

01.

Maximizing What You Have, so That it Appeals to Buyers

You will be amazed at the dramatic transformations I will be able to accomplish in a single Staging Day using what you already have!  Successful home staging must make financial sense and I am experienced and trained in making the most of your current belongings in order to turn buyer traffic into offers.  We will start with a Consultation in order to assess your space.

02.

Recommended Purchases or Rentals as “Investments” in Selling Your Home

Working within your budget, I will only recommend purchases that will MORE than pay for themselves in the speed and dollar amount of sale. During the Staging Day, I will bring in accessories in order to get fantastic photos for your Realtor’s marketing efforts and to attract Internet traffic.  Over 95% of home buyers are online searching for homes BEFORE they visit a home, so we want to make an excellent first impression and compel them to come to your home.

03.

Simple Yet Dramatic Cosmetic Updates and Changes for ROI

Depending on your budget and timing, I may suggest paint, electrical and other cosmetic improvements that will result in a high return on investment.  I will tell you which rooms and improvements are “worth it.”

Staging FAQ's

These days, with buyers constantly exposed to beautifully styled homes online, expectations are higher than ever.  People are willing to pay significantly more for a home that feels curated, inviting, and truly "model-home" ready.  My goal is to help your home stand out by creating warm, welcoming spaces that highlight its best features and photograph beautifully.

If you could get 10% more on the sale of your home, how much would that be?

What is home staging?

Home staging is the preparation of a home for sale by a professional who specializes in this specific area of design and has been trained and certified in the art of staging. While many definitions stop at the word “sell,” that limited description often contributes to misconceptions about the value of staging. A professional home stager brings an objective, buyer-focused perspective, along with the resources to highlight a home’s strengths and minimize potential distractions. Homeowners are naturally emotionally connected to their spaces, and Realtors—while highly skilled—often juggle many responsibilities, making it helpful to partner with a stager who can focus solely on presentation and market readiness.

How much does home staging cost?

For as little as a few hundred dollars you can have a detailed list of what you can do to maximize the value of your home!

Why can't I stage my own home?

Homeowners naturally have a deep emotional connection to their homes, which can make it difficult to view them through the same objective lens as a potential buyer. Over time, we become accustomed to our spaces and the way they function for us personally. Professional home stagers bring a fresh, unbiased perspective, along with specialized training and daily experience in preparing homes for the market. This focused expertise allows certified stagers to present a home in a way that highlights its strengths, minimizes distractions, and positions it for the strongest possible return.

Why do I need to stage?

Even in a strong market, a quick sale doesn’t always mean a home achieved its full potential. HSR Certified professionally staged homes consistently sell for an average of 10% or more above comparable unstaged homes (see the Latest Home Staging Statistics)

Can't home buyers use their imagination and look past my decor or empty rooms?

Many buyers find it challenging to picture a home’s full potential. In our Consultation walkthrough, I’ll point out the areas that may affect how your home is perceived and provide practical suggestions to help you make the most of your sale.

Staged Homes Sell Faster

According to a study of over 13,000 homes by the Real Estate Staging Association (RESA), professionally staged homes sell much faster averaging only 23 days on market!

Staged Homes Provide Return on Investment

With an average investment of 1%, approximately 75% of home sellers saw a 5-15% over asking price return on investment!

Staged Homes Sell for More Money

In that same RESA Study of 13,000 homes a majority 85% sold for 5-23% over list price!

My Design Process Includes Assessing 8-Steps In Each Room So Buyers Fall In Love

Spring Creek Design believes that successful staging is the art of using marketing and design techniques to create an environment that buyers can “aspire” to.  “If I buy this house, I can live like this.”  At Spring Creek Design I use the art of “positioning” to create several “emotional connection points” throughout the home so that when a buyer steps into the house they “feel home.”  This is it.  This is the one.

What does “feeling home” look like?  For Spring Creek Design, it’s a combination of eight things I analyze in each room in order to create a lasting impression for the homebuyer:
F
First Impressions

I will walk through your home room by room, taking note of  first impressions, what grabs me, what glares at me, and what gives me a feeling of home.

E
Eliminating Clutter

This is where the packing begins!  We'll tuck away a significant amount of the room's belongings to make the space feel clean, open, and inviting.

E
Emphasizing the Positive Elements of the Space

Finding your beautiful focal points, I will emphasize what we love about the room and hide or distract the negative aspects of the rooms.

L
Lighten Up

Focusing on lighting and color, I will make each room into a bright, warm and inviting space buyers can respond to.

H
Home Buyer’s Appeal

Buyers connect best with a home when it feels like their space.  I'll depersonalize the rooms while preserving the home's natural warmth.

O
Obligations - Cleaning and Repairs

The dirty work speaks for itself but is often overlooked because you’ve lived here for so long.  Let’s get rid of the buyer’s mental repair list by doing it ourselves.

M
Modernizing

This involves updating your style and building simple accessories out of what you already have to create clean lines and form.  In some cases, I’ll recommend purchases as valuable investments in the staging process.

E
Emotional Connection Points - Creating the “Wow Factor”

This is the fun part and is a huge focus of our positioning strategy.  I’ll show you how to build in these subtleties in order to make the buyers subconsciously desire to live here and “feel home.”  The “emotional connection points” are where marketing strategy really comes in to play.
